What you need to know:
Buildings are responsible for almost 50% of the UK's energy consumption and carbon emissions.
The construction, insulation, heating, ventilation and type of fuel used all effect the energy consumption and carbon emissions.
From October 1st 2009 all commercial buildings must have an Energy Performance Certificate (EPC) when they are built, sold or rented.
An E.P.C. provides a rating for the energy performance of a building similar to the certificates now provided with domestic appliances. The ratings are standard on a scale of A to G, where A is the best. So the energy efficiency of one building can be easily compared with another of a similar type.
All public buildings of more than 1,000 sq. metres (10,000 sq.ft.) must display a Display Energy Certificate.
D.E.C.'s must be renewed every 12 months.
A D.E.C. must contain, by law, the following information:
- The operational rating and the asset rating (if available) as determined by the government approved method
- The operational ratings for the building expressed in any certificates displayed by the occupier during the last two years before the nominated date
- A reference value such as a current legal standard or benchmark
What you need to do:
Undertake a survey by one of our accredited Energy Assessors; the Energy Performance Certificate produced will last 10 years.
What could happen if you don't?
As this is now law, your solicitor will not be able to complete any conveyancing transaction without one.
How can we help?
We can visit your property to conduct an energy assessment that includes details of its dimensions, construction and heating/hot water provision. We can then produce the E.P.C. or D.E.C.
We have the Government approved software programme that uses standard energy rating methods. This is the only way an EPC can be produced.
We will also produce a recommendation report with information about ways to improve the energy efficiency of the property. The certificate also shows the rating that could be achieved if all the recommendations were implemented.
